Airbnb Management in Dubai: How to Read Your Owner Statement
Review your Dubai Airbnb owner statement with a practical checklist for booking revenue, platform deductions, management fees, expenses and settlements.

An owner statement should explain how booked stays turn into money paid to you. When you use Airbnb management in Dubai, the most useful report connects reservations, channel deductions, property expenses and the final settlement. A headline occupancy percentage cannot do that on its own.
This guide gives owners a repeatable review process. Use it alongside your signed management agreement and our Dubai management-fee guide so that each charge has an agreed basis.
1. Establish what the reporting period means
Ask whether the statement groups revenue by booking date, stay date or payout date. A reservation made in September for an October stay may be paid on a different date again. Those records describe different events, so two reports can disagree without either being wrong.
Confirm how stays spanning two months are allocated, how cancellations appear and whether future bookings are shown separately. Keep the same reporting basis when comparing months. A statement should make pending amounts distinguishable from money already received.
2. Reconcile bookings before reviewing the total
Request a reservation-level schedule with a booking reference, channel, arrival and departure dates, booked nights, accommodation revenue, guest-paid extras, refunds, channel charges and payout status. Use references rather than unnecessary guest personal details when reviewing or sharing reports.
Match a sample of reservations to the channel records, then reconcile the full monthly total. Check that cancelled bookings, changed stays and owner-use blocks have been treated consistently. If a booking is missing, ask whether it belongs to a different reporting period before assuming revenue has disappeared.
3. Keep guest price, channel payout and owner settlement separate
The total a guest pays is not necessarily what reaches the host, and the channel payout is not necessarily your final owner settlement. Airbnb explains its payout calculation as nightly revenue and optional charges less the host service fee and any shared co-host payouts. Discounts, refunds and other adjustments can affect the result.
Your manager may then account for its agreed fee, property expenses and amounts retained or carried forward. Ask for a clear bridge between these stages so that you can follow one reservation through to settlement.
Check actual reservation deductions instead of assuming every Airbnb booking carries a 3% host fee. Airbnb’s current service-fee guidance says most single-fee hosts pay 15.5%, with variations, and explains the transition away from split fees. Bookings made before a fee change can retain their previous treatment.
4. Check the management-fee base
A percentage has meaning only when the agreement defines the amount it applies to. Ask whether the fee is calculated before or after platform deductions, whether guest-paid cleaning is included and how refunds affect the fee. Identify any VAT treatment on the management invoice.
Use the contract and invoice to check the calculation. If the manager receives a co-host payout through Airbnb, establish whether it represents the management charge already recorded in the statement. That prevents counting the same payment twice.
5. Review expenses against evidence
Separate cleaning, laundry, utilities, maintenance, consumables and one-time purchases. Each material expense should have a date, description and supporting invoice or record. Check repairs against your agreed approval threshold and identify any work approved during an emergency.
Keep guest-collected amounts intended for separate settlement clearly identified. A refundable deposit is not rental earnings, and a charge collected from a guest does not automatically become owner income. Ask how cleaning receipts and cleaning costs are presented so that neither is silently omitted.
An illustrative reconciliation
The following invented figures demonstrate the arithmetic only. They are not a Dubai revenue forecast, a StayinDubai quote or a recommended accounting treatment.
- Accommodation revenue: AED 12,000
- Guest-paid cleaning charges: AED 1,000
- Total booking receipts before deductions: AED 13,000
- Channel deductions: AED 2,000
- Management invoice, including any applicable VAT: AED 2,500
- Cleaning and other operating expenses: AED 1,800
- Net amount from this period before reserves or prior balances: AED 6,700
The check is AED 13,000 − AED 2,000 − AED 2,500 − AED 1,800 = AED 6,700. If AED 500 is retained as an agreed reserve, the proposed payment becomes AED 6,200 before any opening balance or other documented adjustments. Show that reserve separately instead of treating it as an unexplained expense.
The actual fee base, deductions and payment arrangement depend on your agreement and booking records. Property costs you pay directly may sit outside the manager’s statement, so include them when assessing your own overall return.
6. Explain performance using consistent measures
Ask for booked nights, available nights, average nightly accommodation rate and accommodation revenue per available night. Agree whether owner stays and maintenance closures are excluded from availability. Occupancy can rise simply because fewer nights were offered, which makes the denominator important.
Compare the same property across comparable periods. Ask what changed in booking pace, pricing, discounts, cancellations and availability before judging a month by occupancy alone. Our property revenue-estimation guide explains how nightly rate and booked nights work together.
A monthly checklist to save
- Reporting period and allocation method confirmed
- Reservation totals matched to channel records
- Paid and pending channel amounts separated
- Management charge checked against the agreed fee base
- Expenses supported and approvals recorded
- Opening balance, reserve movements and closing balance explained
- Owner settlement matched to the payment reference
- Performance changes explained with consistent availability figures
Record unresolved questions and the agreed correction date. Keep the revised statement when an adjustment is made, so that the following month starts from the same closing position.
Discuss reporting before appointing a manager
When comparing Airbnb management in Dubai, request a redacted example statement and ask who handles reporting questions. Agree the reporting schedule, expense approvals and settlement process before onboarding. Reporting visibility is part of the service decision, alongside pricing, guests and property care.
