Changing your Airbnb management company in Dubai starts with a written handover plan. Before setting a switch date, establish who controls the listing, who will serve each confirmed reservation, what the outgoing agreement requires and how the holiday-home permit will be handled. A new management fee alone does not answer those questions.

1. Establish why you want to change

Separate concerns that a new manager can address from factors attached to the property or market. Slow guest responses, unclear statements and inconsistent cleaning call for operational improvements. A disappointing month may also reflect seasonal demand, blocked nights, maintenance downtime or unrealistic initial expectations.

Ask for a review of achieved nightly rates, booked nights, cancellations and itemised expenses. Compare the same period and unit type. The decision should rest on the net result and service quality, rather than a promise of higher occupancy.

2. Read the exit provisions before agreeing a date

Review your signed agreement for its notice period, minimum term, termination charges, final payment process and treatment of reservations extending beyond the proposed end date. Obtain written confirmation of the final operating day and any outstanding amounts.

  • Who is responsible for guests already booked?
  • When will the last owner statement and settlement be issued?
  • Who owns the photography and listing copy, and may they be reused?
  • Which keys, access cards, supplies and records will be returned?
  • Who is responsible for unresolved repairs and guest claims?

Management agreements differ. If the exit provisions are disputed or unclear, resolve them before making commitments to another operator.

3. Identify the Airbnb listing owner

A change of manager is different from a change of Airbnb account ownership. Airbnb's account guidance says ownership cannot be transferred; reservations also cannot move to another host or account.

If the listing remains in your account, assess the incoming manager's access through Airbnb's co-hosting options. Agree permissions, guest support responsibilities and payout arrangements. If the listing sits in the outgoing company's account, ask both managers to explain the workable route under Airbnb's current policies. Do not assume a new account inherits the old reviews or future bookings.

Use platform permissions instead of sharing account passwords. Treat Booking.com and other channels separately, because their account and property procedures can differ.

4. Give every existing booking a named responsible operator

Build a reservation schedule covering arrival, departure, channel, booking status, amounts collected and outstanding service tasks. Share guest information only through appropriate authorised channels.

For each stay, document who will communicate with the guest, provide arrival instructions, arrange cleaning, handle emergencies and reconcile payment. Existing guests need a dependable point of contact throughout the transition. Avoid cancelling or asking guests to rebook simply to make an administrative handover easier; confirm any proposed change with the platform and the parties involved.

Keep one agreed availability record while channel connections change. Check future bookings, owner blocks and maintenance dates before the new manager opens additional availability.

5. Confirm the DET permit route

Ask the outgoing and incoming operators to confirm the required steps with Dubai's Department of Economy and Tourism (DET) for your unit. A booking-channel handover does not itself resolve holiday-home permit responsibilities.

DET's permit cancellation service states that there must be no checked-in guests and that only the original applicant can cancel. Its system user guide includes transfer to another operator as a cancellation reason. These details make the permit sequence and guest schedule important.

Where a new application is required, review DET's current application requirements with the incoming operator. Confirm the property documents, authorisation and approval status before setting a relaunch date. Do not assume cancelling the old permit automatically activates the new operator's permission.

6. Sign off the physical and financial handover

Arrange a joint inspection where practical. Record the property's condition, furniture inventory, linen, keys, access cards, appliance issues and outstanding work. Date the record and attach photographs so that pre-existing defects are distinguishable from later issues.

Reconcile booking receipts, management charges, platform deductions, cleaning costs, repair invoices and any money still held. Record responsibility for open damage claims and unpaid bills. The goal is a clear closing position that both parties can trace to reservations and invoices.

7. Agree what happens after launch

The incoming manager should set out a property-specific plan for listing presentation, pricing, minimum stays, channel distribution, guest communication and turnovers. Ask how performance will be reported and when the first review will take place.
