Dubai Airbnb Stay Extensions: An Owner’s Booking Change Checklist
Review Dubai Airbnb stay extensions: availability, revised prices, booking confirmation, payment status and the handover to your property team.

A guest in your Dubai apartment asks for a few more nights. The dates look free, and keeping a guest in place sounds straightforward. Before your manager agrees, someone needs to check the actual booking, the revised price and the work already scheduled around departure.
Stay extensions are a useful test of Airbnb management in Dubai: can the team turn a request into a confirmed, correctly recorded stay? This checklist helps owners review that process. The operating controls below are suggestions to agree with your manager for your property.
Record exactly what the guest wants to change
Start with the reservation reference, current checkout date, requested new checkout date and any change in the travelling party. Write dates in full and use Dubai local time when discussing departure. A request for “two more days” needs a precise checkout date before anyone can check availability.
Airbnb’s stay-extension guidance says that only the original booking guest can submit a trip change request or accept one proposed by the host. Direct the formal request to that person, even if another member of the group first asks your team.
Give the request a named handler and a next update time. The guest should know whether the team is checking feasibility, awaiting approval or confirming a completed change. A conversation saying that extra nights look possible should not be recorded internally as a completed extension.
Check more than the visible empty dates
Ask the manager to compare the requested nights with confirmed reservations on every active channel, owner-use dates and maintenance blocks. Include cleaning and inspection appointments already booked around the original checkout. If the apartment needs work before the next arrival, extra occupied nights may affect the time available to finish it.
For example, an apartment may appear free on Airbnb while the operating calendar shows a service visit and a later arrival through another channel. The team should resolve those commitments before promising the extension. The calendar coordination checklist explains the wider availability checks.
If your manager uses a temporary hold while reviewing a request, agree who owns it and when it is reviewed or released. Keep its status clear to colleagues. A hold, an owner approval and a confirmed reservation are different pieces of information that the duty team must be able to distinguish.
Review the revised booking total
Ask for the original booking total, proposed total, added nights and an explanation of any discount or other adjustment. Check the complete proposal shown by the platform. Do not assume that multiplying the original nightly rate by the added nights will reproduce the revised amount.
Airbnb’s host alteration guidance explains that changes in dates can affect pricing and discounts. An extension that crosses into a monthly stay also needs a review of the applicable cancellation policy. Have the manager check the actual reservation terms before explaining the change to the guest.
Changing the public calendar rate does not amend an existing booking. Airbnb distinguishes price changes to confirmed reservations from future nightly-price settings. Keep any agreed price change attached to the correct reservation through the supported booking workflow.
Set an approval route for exceptions, such as a discount outside the manager’s agreed authority. The owner’s decision record should contain the proposed amount, the reason and the deadline. Review this alongside your rate and discount controls, without assuming that extra occupied nights automatically improve net income.
Check the reservation status after the request
For an ordinary trip change request, check that the relevant party has accepted and that the reservation shows the revised details. Airbnb’s guidance on guest requests explains how hosts accept or decline proposed changes. Do not use an owner’s internal approval as evidence that the platform booking has changed.
There are exceptions to a manual approval flow. Airbnb says eligible Instant Book reservations may receive an instant extension, with a notification to the host. Your manager therefore needs a way to notice a completed extension as well as a queue for pending requests.
Record the booking status actually displayed. Where the platform identifies an outstanding payment or another unresolved step, assign someone to check it. The host guidance notes that some unsuccessful additional payments can cause a change to revert. A sent request or an earlier acceptance message is insufficient evidence of the current state.
Update the people who operate the apartment
Once the revised reservation is confirmed, update the operational record and check that connected systems reflect the new checkout. Notify housekeeping, the arrival team and anyone with a scheduled visit. Ask for acknowledgement where a task has been moved; editing one calendar does not show that a contractor has seen the change.
Review any time-limited access arrangement through the person responsible for it. The team should confirm that approved guest access covers the revised stay and that the new departure plan is clear. Avoid sharing access codes in a general owner report.
Check whether the change affects linen, supplies, a planned service or building coordination. Have the responsible operator review any property records that need updating. Use the turnover checklist for the revised cleaning and inspection plan, rather than leaving the original departure job active by mistake.
Handle late requests before they become a mismatch
A guest may ask to stay longer close to checkout, while your team is already preparing for departure. Escalate the request promptly and explain which checks remain outstanding. Give the duty colleague a clear next action so that the conversation does not sit unattended between shifts.
Airbnb’s extension guidance says a trip change request cannot be made after checkout has passed; a new trip request is then needed. If that point has been reached, have the manager review the appropriate booking route and availability. Do not treat a message agreement as an amended past reservation.
If the extra nights cannot be accommodated, explain that clearly and keep the existing departure arrangements visible to the team. Do not cancel an unrelated incoming booking to solve an unapproved extension request. Any separate cancellation issue should follow your cancellation oversight process.
Reconcile the change in the owner report
Retain a concise before-and-after record: booking reference, original dates, revised dates, proposed amount, confirmed amount and who approved any exception. Add the status check and the time the operating team was informed. This makes the change understandable when it appears later in an owner statement.
Separate the guest’s revised total from the owner’s eventual settlement. Ask the manager to explain applicable deductions and any additional operating costs using the actual booking and accounting records. A higher guest total alone does not establish what the owner will receive.
For a hypothetical example, a guest requests an extension from 12 November to 15 November. The review record should show the three additional nights, the checked proposal, the final reservation dates and the replacement cleaning appointment. If the request is declined or withdrawn, the record should show that outcome and the release of any temporary hold.
A short owner review checklist
- Is the request linked to the correct reservation and original booking guest?
- Have all channels, owner dates and scheduled property work been checked?
- Does the approval cover the complete revised price and relevant terms?
- Does the current reservation confirm the change, with unresolved steps assigned?
- Have access, housekeeping and the operating record been updated and acknowledged?
- Can the owner statement trace the extension to the final booking record?
